We always start the marketing of your home with the end firmly in mind, looking ahead to remove as much hassle from your sale as possible. At the outset, your personal agent will refer you to the best solicitors Goodwins recommend. In doing this we could help you to become legally ready by the time we actually agree your offer, and this could reduce the amount of time your sale will take.
Your Personal Agent & The Buyers Club
Your personal agent will also indicate how many waiting buyers we have currently registered with criteria that match your home. We call this our Buyers Club. When you instruct Goodwins to sell your home, as your agent, we will prepare a pre-launch snapshot offering the opportunity to watch a walkthrough of the property and text a link to the Buyers Club. This often creates excitement and generates viewing appointments before the property is even advertised or in the public domain.
Your personal agent will give you advice and guidance on what really sells a property. The suggestions will usually be small elements of change or simply areas to consider decluttering but can produce a big positive reaction.

There are many other ways we promote your interior such as through our 3D presentations, detailed floor plans and where beneficial optional drone videos.
We very carefully design and print a bespoke brochure for your property which includes some of the finest photos. Floorplans are also essential so people can see how their furniture might fit – we will even plan a bespoke version for a viewer if it might help them to imagine the lifestyle of living there.
In addition to sending your pre-launch presentation to the Buyers Club we email the buyers that have not responded to a presentation and who may need more information in order to develop their interest. During this phase we also include the 3D tour so buyers can use our pioneering technology to help them choose to view.
Goodwins have dedicated people within the team who will contact every buyer who has not already reached out to us from the pre-launch video or the brochure email campaign. It is in everybody’s interest to understand why our outstanding matching buyers have not responded yet. We understand that people are busy and sometimes need prompting so we endeavour to ring potential buyers and chat things through more informally.
3D Virtual Tour
Your personal agent will be able to show you an example of a 3D virtual tour. These are sometimes called 360° or 3D viewings enabled by using the latest cutting-edge technology available to the industry. Whilst not having been available for long we have been amazed already by situations where buyers have actually tried to make an offer on the strength of receiving one of these tours. Your virtual viewing will also be available online and obviously sent to your prospective buyer upon confirming the viewing.

What we are about to tell you might sound a little like ‘Big Brother’, but your personal agent will have access to specialist social media business accounts where we can send bespoke ad campaigns to thousands of potential buyers in an instant. We then launch your home on ALL of the three main property portals, On the Market, Zoopla (incorporating Primelocation) and Rightmove. This ensures that we cast the widest possible net around the watching buyers to maximise your viewing interest. Please remember that your home will be showcased to the highest possible standard to stand above your competition.
Weekly Direct Mail Campaign
Here at Goodwins we know that your buyer may be currently on the market in your area. We want to advertise your home directly to these potential purchasers so we have systems in place to ensure we target the owners of every ‘on the market’ property locally – we know people usually buy in the same area in which they currently live so we are proactive in offering your home to this audience.
After any viewings our team will call through to your viewing buyers to get third-party feedback. This will then be communicated to your personal agent to discuss this with you. This is the point where we will get a feel for the true level of interest being received.
After this initial marketing is complete your personal agent will meet with you to discuss the outcome to date, the public response and the viewing feedback. During this meeting we can also review any offers received and your agent will be sure to understand what your priorities are so they can advise you how best to progress matters.
Offers & Negotiation
As an agency Goodwins have developed close affiliations with independent mortgage advisors who we can use to ensure we fully qualify the financial viability of any prospective purchasers. It is very important that we only present you with individuals who can prove to us they can buy your home. Once we have qualified your offers we can then embark upon negotiations. Here at Goodwins we are masters of negotiations and remember that your personal agent will have your best interests in mind.
Final Offer & Sale Agreement
Once we have received the opening round of bidding from your buyers we will continue to negotiate until we are confident that we have their final and maximum offer. If there are rival bids we will return to all parties for a best and final offer. When we agree to sell your home to a buyer, we will be making your moving circumstances clear and give them clear guidelines of what we will require them to do to progress the sale of the property.
Goodwins have dedicated sales progression experts available to assist you once we’ve agreed the sale of your property. By this time you should already be in an exchange ready situation if you have followed step 2. However your personal agent will always be on hand to deal with any help or issues you require.
Goodwins provide a bespoke service during the lead up to a moving day. We understand your moving day will be very stressful therefore we will always try to help you in any way we can. If this means collecting your keys for you, referring you to a trusted removals company or even helping lifting some heavy furniture, it doesn’t really matter. At the end of the day you should have reached your destination and that’s mission accomplished for us.
